Phase 1
Extended Needs Assessment
Before starting, we take the time to fully understand your objectives, criteria and priorities for the purchase in detail.
Some of the things we do:
- Define the core objectives of the search, such as the importance of appreciation and returns versus satisfying personal needs.
- Establish essential and preferential property requirements, in terms of both features and location.

Phase 2
Final Preparations
We finalise the search plan by analysing the most relevant areas and determining the final search criteria for each one.

Now that your search has become more targeted and specific, together we start making a shortlist of the most promising options.

- Look over your progressive feedback on previously proposed options to create a shortlist of the most promising ones.
- For each option, conduct thorough research into its history, previously listed prices, and number of previous owners.
- Conduct initial visits on your behalf to verify the authenticity of the listings before you see them.

Phase 5

Extended Due Diligence

- Confirm there are no outstanding financial obligations tied to the property, such as unpaid mortgages, taxes or community charges.

- Offer the possibility of arranging an in-depth technical inspection with a deliverable report.
Phase 6
The Arras Agreement

We draft or review the Arras agreement, propose changes in your interest and ensure your position is fully protected before signing.

- Fully draft or thoroughly review the selling side's version and present a detailed risk assessment.
- Ensure the agreement is in no way favourable towards the selling side.
- Implement protective clauses covering topics such as hidden defects or unforeseen circumstances.

Phase 7
The Escritura Agreement

We manage the entire drafting and signing process of the public deed, ensuring it is completed in a fully correct and legally binding manner.

- Coordinate with the notary and selling party to prepare the agreement and confirm a signing date.
- Review the final deed to confirm it contains no errors and reflects all conditions agreed in the Arras.

- If applicable, verify that all mortgage documentation is fully in order prior to signing.
Phase 8
Post Signing Support

We handle all post purchase formalities on your behalf to ensure the transfer of ownership is completed correctly and without delay.

- Coordinate the payment of purchase taxes, notary fees and Land Registry charges.
- Confirm the property is properly registered in your name.
